The legislator envisaged that individual owners could "dial in" to the meeting from the comfort of their home or office. They no longer have to be present at the meeting. Instead, the idea is that every owner can participate in the discussion and vote "from the beach".
If you, as a condominium owner, cannot attend the attendance meeting in person, e.g. for professional or other reasons, you can now ensure more flexibility in your participation.
For this, a meeting must first be held on site. It must not yet take place online. In this initial meeting, it must then be decided that online participation will also be possible in the future. There will still be a presence meeting in the future. However, you will then have the choice of whether you prefer to participate online.
In addition, further regulations can be made in this initial meeting. For example, a resolution allowing a recording is conceivable. In this way, individual participants can still view the meeting later. We would be happy to send you such a resolution.
The implementation of a partially online-attended owners' meeting initially leads to a little extra work for the administrator, but this pays off for the flat owners after a short time. In addition to the saved costs for room rent and compliance with hygiene rules, you as the owner save a lot of time travelling to and from the meeting and, if necessary, overnight accommodation costs. The ongoing benefits clearly outweigh the initial expenses.
